Structural issues in attics—from rotting beams to sagging joists—can lead to catastrophic failures that make foundation problems look minor by comparison.

These destructive insects can hollow out wooden beams and trusses, leaving what appears to be solid wood that’s actually just a thin shell. A structural engineer once told Robert that his house was “held up by paint and habit” after termites had consumed most of the load-bearing timber.

Even homes that seem structurally sound can have hidden problems. Inadequate bracing, improper modifications to support beams, and settling that stresses attic framing can all create dangerous conditions. Unlike foundation problems, which often develop gradually and provide warning signs, attic structural failures can happen suddenly and without warning.
